How do I contact a neighborhood sales office and what are their hours? 

Call Camino at 949-648-0391, and Capriana at 714-996-1239. Offices are open Daily.

What is the breakdown of type of homes that will be available?

Based upon the current land use plan, we anticipate that about 70% of the residences will be residences for all ages and 30% will be age qualified, including Capriana. Final plan designs will be submitted as part of the Precise Development Plan process.

How many homes are being built?

Currently, the plan for La Floresta allows for approximately 1,100 residences on the La Floresta site and a maximum of 247 units at Birch Hills.

What are the prices?

Prices will be determined by our builders at time of sale.

When will the Age Qualified Community be available?

Del Webb, Olvera collection is now selling and open for viewing. Del Webb’s Solana collection is now pre selling with model homes anticipated Fall 2016.

When will the community be completed?

We anticipate the community to be completed mid 2018.

What type of amenities will be provided at La Floresta? 

The La Floresta All Age Community Swim Club now open, neighborhood parks, trails, tot lots, BBQ areas, benches and walkways.

Will there be homeowner’s associations in La Floresta? 

Yes, the La Floresta Maintenance Corporation is the Master Association for the All Ages neighborhoods. The Buena Vida Maintenance Corporation will be the Master Association for the Age Qualified 55+ gated enclave. Some neighborhoods will have sub-associations. Homeowner dues will be determined for each neighborhood individually.

Is there Mello Roos? 

There will be a Communities Facilities District established for La Floresta to fund increased police, fire, paramedic services, perimeter trails and sidewalk maintenance and storm drain service.  It will be a modest amount compared to other communities because La Floresta benefits from Brea being an established city.

What is planned for the commercial center?

The commercial center has the first Whole Foods in North Orange County, Urban Plates, Slapfish, Jimmy's Famous American Taven, Charles Schwab, Floyd's 99 Barbershop, Kriser's Pet Store, Blue Eyed Girl, Orange Theory Fitness, Core Power Yoga and Amazing Lash Studio, and Mendocino Farms Sandwich Market. Coming soon is Capital Noodle Bar. The center will also have a multi-family component that is currently under construction. It may also host a variety of community events, such as, local art fairs, business expositions and charity events.

What schools will the children of La Floresta attend? 

The children of La Floresta will attend Olinda Elementary School, Brea Junior High School and Brea Olinda High School.  Be sure to visit their website at
